Terms of service
The short version: Fairlisted helps you write and screen listing copy, but you decide what gets published and you're responsible for it.

These terms govern your use of Fairlisted (the “service”), operated by Etherion Technologies (“we”, “us”). By creating an account or using the free checker, you agree to them.
1. You are responsible for what you publish
Fairlisted generates draft listing descriptions from facts you provide and screens text for language that may raise Fair Housing concerns. You, the agent, are solely responsible for the content you publish — in an MLS, on social media or anywhere else — including its accuracy and its compliance with the Fair Housing Act, state and local law, MLS rules, and your brokerage's policies. Review every output before you use it.
2. Not legal advice
The screening rules and reports are informational tools, not legal advice, and using them does not create an attorney–client relationship. A result with no flags does not mean the text is compliant. See the Fair Housing disclaimer for what the screener does and doesn't cover. Consult a qualified attorney for legal questions.
3. AI-generated content
Drafts are produced by an AI model instructed to use only your facts. AI can still make mistakes: it may misstate a fact or include something you didn't provide. Sentences that can't be traced to a fact are marked, but you must check the final text yourself.
4. Your account and content
- Keep your sign-in method secure; you're responsible for activity on your account.
- You keep ownership of the facts, samples and listings you enter and the copy generated for you. You grant us the limited rights needed to run the service for you, as described in the Privacy policy.
- Only enter property information you have the right to use.
5. Acceptable use
Don't use Fairlisted to create discriminatory advertising, to mislead buyers or renters, to probe or overload the service, or to resell it without our written permission. We may suspend accounts that do.
6. Plans and billing
- The trial includes 3 listings and requires no card. Paid plans are billed monthly in advance through Stripe.
- You can cancel at any time in one click from the Billing page; access continues to the end of the paid month.
- Within the first 14 days of a subscription you can request a prorated refund for the unused part of the month.
- Listing allowances reset each calendar month. We don't sell credits that expire.
- We'll give at least 30 days' notice by email before changing the price of your plan.
7. Availability and changes
We work to keep Fairlisted available and accurate but provide it “as is”, without warranties of any kind to the extent the law allows. We may update features and screening rules; reports record the rule-set version used.
8. Limitation of liability
To the extent permitted by law, we are not liable for indirect or consequential damages, or for claims arising from content you publish. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.
9. Ending your account
You can stop using Fairlisted and request deletion of your account at any time. We may end accounts that break these terms, with notice where practical.
10. Changes to these terms
If we make material changes we'll email account holders before they take effect. Continuing to use the service after that means you accept the updated terms.
