How it works
Facts in. Clean copy out. Under five minutes.
Fairlisted splits the job in two: AI writes only from what you entered, and plain rules — not another AI — check the result.
- Step 01
Enter the facts
Beds, baths, features, location. Each line becomes a numbered fact — the only things the copy is allowed to say.
- F33 bedrooms
- F8Renovated kitchen, quartz
- F120.4 mi to Riverside Park
- Step 02
Fact-locked generation
Claude writes from your facts only, and every sentence returns the facts it relied on. Anything not traced is shaded so invented details never slip through.
The renovated kitchen pairs quartz counters with a gas range. F8
- Step 03
Deterministic screening
Rule-based Fair Housing, cliché and number checks — no AI, so the same text always gets the same result. Each flag has a category, a reason and a suggested fix.

- Step 04
Rewrite flagged parts
One click sends only the problems back for a minimal rewrite. Clean sentences stay as they are, and the result is screened again automatically.

Fact tracing
Every sentence points back to something you said.
Each fact gets a number. Each sentence lists the numbers it used. A sentence with none — like a roof you never mentioned — is shaded and listed as “Not traced to a fact”.

Screening
Three severity levels, each with a reason and a fix.
The scanner is deterministic: the same text always gets the same result, in milliseconds, with no AI cost. Rules are versioned data, so they improve without waiting for a release.
Risk
Wavy underlineperfect for families (Risk)
Language that can support a Fair Housing complaint on its own: who may or may not live here.
Categories: Familial status, Religion, Race / national origin, Disability
Caution
Dashed underlinewalk to great schools (Caution)
Phrases that can steer buyers or describe people instead of the property. Usually worth rewording.
Categories: Steering, Terminology, Gendered term, House of worship, Age, Familial status, Tenant preference

Dotted underlinecharming gem (Style)
Overused phrases buyers now read as generic AI copy. Not a legal issue, just weaker copy.

Number cross-check
Updated 3-bed, 2-bath (Number: you entered 3 baths) Craftsman…
Beds, baths, square feet and year built in the copy are compared with what you entered. A contradiction (“2 bath” when you entered 3) is a red item; a number for a field you left empty is an amber item.
Rewrite only what's flagged
One click sends the flags, untraced sentences and number mismatches back with the draft, asking for minimal changes. Clean sentences stay put, and the new draft is screened again automatically.
Know the limits
What Fairlisted doesn't do.
Not legal advice
The rules flag common risks from HUD advertising guidance. They can't judge context, and a clean report is not a legal opinion.
Federal rules only, for now
Some states protect more classes than federal law. State-specific rules will ship only after a legal review.
No auto-posting
You copy the final text into your MLS yourself, so you always review what goes out under your name.
